The sellers knew they had a difficult challenge to sell their home at a number that had not been seen before in the neighborhood. It’s a popular neighborhood without a ton of recent sales. They also went under contract for a new home in the state they were moving to. They wanted to hire a brokerage with a track record of sales in the area and that could sell their home quickly at this record breaking price. They interviewed and selected Moul, REALTORS.
Each home has unique features and our goal is always to identify and highlight those areas of the property that will ultimately help it to sell. In this case, the home featured an incredible outdoor living space. We knew it should be featured and had the photographer spend extra time in this area.
A twilight photo can capture the beauty of the property as the sun is setting. It helps the property to stand out and quickly grab attention when potential buyers are looking online.
Getting up in the air is key to showcase an entirely new aspect of the property. It shows the area around the home and can help to sell the location. In this case, the house was close to the front gate and amenity center and so this was highlighted in the marketing.
We filmed a quick sneak peek video to provide a little teaser for potential buyers. The videos typically start at the front of the home and walk through the front door and out the back. The video is then uploaded to our YouTube Channel and shared on Zillow, our social media page and other websites.
The latest technology allows buyers to virtually walk through a house with 360 camera technology. This is a great marketing tool to utilize to get buyers even closer to feeling like they are there.
We shared the property on our Facebook Business page, Instagram, TikTok. And ran ads on the platforms. Here are the results from just the Facebook post.

The property was sent out to all the real estate agents in the local market – 1,828 subscribers with custom tags <<First Name>> to grab attention.
The property was listed on the HHIMLS and well as the Lowcountry Regional MLS (Beaufort) for maximum exposure as well as syndicated to other real estate property websites including our own MoulRealtors.com.
We mailed out JUST LISTED cards to the neighborhood in a radius from the property. Neighbors can be the best source for word of mouth to help spread the news!

Getting a property SOLD is not just about capturing it and getting it under contract. The next steps are critical – taking it from contract to closing.
We provided a Transaction Coordinator to help from start to finish - contract to closing.
We helped the sellers find and hire a local real estate attorney to represent them for the transaction. We worked closely with the attorney to get everything they needed.
We recommended a few companies to complete the SC required CL100 Termite and Wood Rot inspection and scheduled the appointment.
We negotiated this contract to be sold AS IS with no repairs or inspections, saving the seller money.
In this case, the property was sold ALL CASH and therefore there was no appraisal to negotiate.
We reviewed the final settlement statement a few days before closing and made necessary adjustments to make sure the seller was not paying for things they should not.
